Fee Schedule

TENANT PLACEMENT SERVICE ONLY

Fee is one month rent on a 12 month lease. Owner is assumed to manage the property. We list your property on our website free of charge. We are able to post an unlimited number of full color photos and an inviting narrative about your property. We do a full back ground check - credit and criminal - on all of our tenants so you can feel confident about protecting your investment and cash flow. We schedule showings; after the tenant is choosen, we prepare the lease and and supporting documents and move the tenant in. All rent checks come directly to you after first initial move-in.

PROPERTY MANAGEMENT SERVICES

1. Set-up Fee: None! No Set-up fee for new accounts!

2. Ongoing monthly fee: 10% (Minimum $75.00 per month)

This is the basic fee for the rental of a residential single unit such a family home, condo or townhome.

Our standard management fee includes all of the following:

** The advertising of currently available rental units

** Tenant screening

** Lease Execution

** Rent collection

** Report generation

** Inspection of owner’s property on a rotating schedule

** Access to our crew of maintenance personnel

** Scheduled communication with tenants

** Initiation of eviction proceedings

** 24 hour a day emergency hot line

3. Lease-up Fee: 50% of 1st month rent only for a new tenants only. This fee is only used to offset the initial upfront costs to obtain a suitable tenant. Costs will include paying a Realtor Fee when advertised on the MLS, plus we pay for various advertising costs, along with many employee hours spent marketing a client’s property and providing as many showings as needed with a goal of fast placement and acquisition of the best tenant possible.

4. Reserve - Owners Escrow Fund:$200 recommended that is negotiable and refundable. These funds are generally used for Emergency Maintenance needs. A reserve of $200-$500 is normal for single family properties. Higher funding may be required for Multi-family required depending on number of units in the complex. 3.

5. Lease Renewal Fee: $200 Charged whenever a lease is extended beyond its initial term. If a lease is extended on a month-to-month basis there is a one-time $100 administrative fee for this service.

6. Maintenance/Repairs Fee: It is preferred that the home be in move-in condition we when take over as manager. If not, we charge a $500 Setup Fee. In this case, we are hands on with the supervision of the task. We negotiate with vendors for the best price on materials and labor. If we negotiate an approved repair or maintenance, we need all the funds in full prior to the start of the work.

7. Vacant Property Fee: No Fee! Some PM companies charge the owners when a property is vacant as though it was occupied, with the idea that they have to still monitor it and take time to check on it and work on advertising it etc. - Our thought is that if you are not getting paid, neither should we. An exception is if you want work done.

8. Notices & Legal Doc Fees: No Fee!

9. Annual Administrative Fee: No Fee! We do not charge for annual statements or records.

10. Property Inspection Fee: No Fee! Some Inspections can be very expensive. We do a photo and walk through inspection at the beginning of a lease, at the end of the lease and as needed or requested.

11. Eviction Costs/Fees: Full Evictions can cost owners from $400 to $900 if our own internal efforts do not succeed. We use local Attorneys for our Evictions. Owners must pay for any and all eviction costs as needed.

12. Cancellation Fee: -No Fee! * Exception: we require a 30 day notice in writing. Please see our downloadable Owner Contract on this website for more details.

13. Bill Payment Fee: No Fee! Fee for making owner payments such as mortgage, insurance, home owners association dues, etc. We do not charge a separate fee, some others don't even provide this service.
